Cowaramup Industrial Estate composition
Cowaramup Industrial has been planned and engineered to optimise land use, service provision and long-term operational flexibility. The estate composition is the result of a deliberate placemaking and servicing strategy: lots are arranged to maximise efficient vehicle movements and freight access, minimise internal conflict between industrial operations and caretaker residences, and preserve resilience through robust stormwater and utility corridors. The design approach balances three principal objectives - deliverability, operational functionality, and place value - so that landowners can build immediately and scale over time without compromise.
Lot sizes and frontages were developed to accommodate a broad range of industrial building footprints — from small trade workshops to medium-bay warehousing — while maintaining efficient service access and future subdivision flexibility. Clear frontage buffers and service easements have been established to reduce truck manoeuvring conflicts and provide space for future infrastructure upgrades.
From a land use and zoning perspective the estate comprises a mix of Light Industrial lots and a limited number of dual use lots with a portion specifically allocated for a residential (R20) dwelling; this provides practical, on-site supervision and security for certain lots while maintaining the industrial precinct’s functional separation and amenity.
